What exterior house painting costs in Indianapolis

The siding area sets the baseline. Prep, height and the condition of the old paint decide whether a job lands at the bottom of the range or the top.

The ranges, and what they cover

Published market figures put exterior painting at about $1.50 to $4 per square foot of wall area, with most jobs falling between $1,800 and $4,500. That figure normally includes washing, light scraping, caulking, priming bare spots and two finish coats on siding and trim.

Those numbers are a starting point for planning. A small ranch with sound paint lands near the bottom; a large two-story with peeling paint, rot and detailed trim lands near the top or above. The fastest way to see where your house fits is to walk around it and look at the condition of the paint and wood.

Prep is where prices separate

Washing and light scraping are part of every job, but heavy prep costs extra. Published figures put stripping peeling, flaking paint at about $0.50 to $2 per square foot. Rotted sills, fascia and corner boards are replaced as carpentry before paint, and failing caulk is cut out and redone around windows and trim.

Skipping prep is the most common reason a paint job fails within a few years. When comparing quotes, look for what each one says about scraping, priming and caulking. Our wood rot repair and power washing pages describe what that work involves.

Height and access

Second stories, steep lots and high gables take more time, more ladders and sometimes scaffolding or a lift. Published figures show multi-story access raising labor by up to 50 percent. Dormers, bay windows and decks built over slopes add similar time.

Access also includes what is around the house: plantings close to the walls, fences, and neighbors' houses on narrow lots. Clearing space around the foundation before the crew arrives saves time, and so does deciding in advance which plants can be tied back.

Siding type changes the job

Wood siding needs the most prep, since it moves with moisture and takes paint differently on the sunny and shaded sides. Aluminum and fiber cement need cleaning and spot priming more than scraping. Brick takes masonry primer and breathable paint, and limewash is a separate finish.

Stucco is priced on its own: published figures put a stucco house at about $3,600 to $7,200, or $1.80 to $3.60 per square foot, because it needs crack repair and elastomeric or masonry coatings. See stucco painting for that process.

How to compare two quotes

Line up the quotes and check five things: the surfaces included (siding, trim, soffits, doors, shutters), the prep listed, the primer and number of finish coats, the product line and sheen, and how rot and lead-safe work on older houses are handled. A low quote that leaves out primer or caulk is not comparable to one that includes them.

Ask how the crew handles weather delays and what happens if rot is found once scraping starts. A clear answer, such as a per-board repair price agreed in advance, avoids surprises midway through the job.

When to book

Exterior painting here runs from late spring to early fall, and the late-summer weeks with the driest wood fill first. Booking in winter or early spring gives you the best choice of dates; our guide to the best months for exterior painting explains the timing in detail.

If you want an exact price rather than a range, an estimate visit measures the walls, looks at the prep and gives you a written scope. Our exterior painting page shows what that scope includes.
