About Geist
Homes built around a 1943 reservoir
Geist Reservoir was formed when the Indianapolis Water Company dammed Fall Creek, flooding about 1,900 acres including the old village of Germantown, and it began supplying the city with water in 1943. Luxury homes were built around the water from the 1980s, and today ZIP 46236 has 9,699 occupied homes, 89 percent of them owner-occupied, with a median value of $291,900.
Homes facing the water take more sun and wind than most, so exterior paint on the lake side, deck stain and trim wear faster than on the street side. Inside, tall great-room windows facing the water bring glare and heat, which is why solar and motorized shades are among the most requested treatments here.

Planning work in Geist
Exterior work on the water side is booked for dry, calm days, and decks are stained after a wash and a few dry days. Lake-side walls usually need attention sooner than street-side walls, so many owners repaint them on their own cycle.
Solar and motorized shades are made to order after the in-home measure; plan any painting first so brackets go onto finished trim. Neighborhood associations around the lake may have exterior color rules.
